A note on the month

Redfin's page for 91942 showed June 2026 as its newest month when I looked on October 13, 2026. Some other San Diego ZIP codes had August numbers by then, so these figures are a few months behind. I'd rather show you June clearly labeled than guess at July or August. Check Redfin's page again for newer months, since it updates often.

What stands out

This looks odd at first. Prices fell 6.1% from a year earlier, yet the sale-to-list ratio was above 100%. How can both be true?

A ratio above 100% means the typical home sold for a little more than its list price. But the list prices themselves may have been lower than a year ago. The median can also move around depending on what sold that month. If more condos and smaller homes closed in June, the median drops, even if nothing about the market got weaker. With only 81 sales, a handful of closings can shift the number. I can't tell from Redfin's summary which of these was behind the drop.

What I can say is that buyers didn't have much room to negotiate on price. A median of 21 days is quick, and a ratio of 100.2% tells me the offers that won were close to asking or above it. If you're shopping here, that's worth planning for.

The bigger picture for La Mesa

Redfin's ZIP page only covers sales, so I looked at the Census Bureau's QuickFacts page for the City of La Mesa as a whole. For 2020 to 2024 it shows an owner-occupied housing rate of 47.7%, a median gross rent of $2,049 a month and a median value of owner-occupied homes of $812,000. It also shows a population estimate of 59,914 as of July 1, 2025, with 2.39 people per household.

Two things are worth knowing. First, those are citywide numbers, and they don't split out 91942. Second, the Census median value is an estimate based on what owners say their homes are worth. It isn't the same thing as Redfin's median sale price, so don't set the two side by side and call the gap a trend.

The 47.7% owner rate does tell us something useful, though. A little more than half of La Mesa's occupied homes are rented. That means a good number of homes here are owned by landlords, and some of the homes you tour could be rentals right now. If you're buying one, ask early about the lease, the move-out timing and what the seller can deliver.

What a monthly payment could look like

Here's a rough example. Say you buy at the June median of $769,826, put 20% down ($153,965) and finance $615,861 with a 30-year fixed loan at 7.40%. That's the Freddie Mac average from October 8, 2026. The principal and interest payment comes to about $4,264 a month. That leaves out property tax, insurance and any HOA dues, which can add a lot.

Your actual rate depends on your credit, your down payment and the loan type. Treat this as a yardstick and talk to a lender for a real quote. To see how the tax side works, read my guide to property taxes in San Diego.

If you're thinking about selling in 91942

A median of 21 days and a ratio above 100% are good signs for sellers, but they aren't a promise. With prices down from a year ago, pricing matters. A home priced too high can sit while others sell, and then the price drops later. The strongest tool you have is a price based on recent sales of homes like yours, not on the ZIP code median or on what a neighbor asked a year ago.

If you want to see how the other La Mesa ZIP code looks, I wrote up the numbers for La Mesa 91941. And if you're trying to decide between the two, my guide to La Mesa 91941 vs. 91942 walks through how to compare them.

What these numbers can't tell you

A median blends condos, townhomes and houses together. It doesn't tell you about lot size, condition or location inside the ZIP code. Redfin also doesn't list a count of homes for sale on this page, so I can't say whether supply went up or down. With 81 sales in one month, I'd want to see several months in a row before drawing a conclusion.

This is not a guarantee

These are numbers for one month. They don't predict next month, and they don't tell you what any one home is worth. The home you want could sell faster or slower than the typical one.

My advice for San Diego buyers

  1. Get your financing lined up before you tour, since the typical home here sold in about three weeks.
  2. Look at recent sales of homes like the one you want, not just the ZIP code median.
  3. Ask for the full cost picture: taxes, insurance and HOA dues, not just the loan payment.
  4. If the home is a rental, ask about the tenant, the lease and the timing of the move-out.
