A note on the month

When I checked on October 13, 2026, Redfin's 91941 page listed June 2026 as its newest month. That's a few months old, so please read these numbers as a June snapshot. The page also doesn't show how many homes were for sale, so I can't speak to supply.

What stands out

Prices were close to flat, down less than 1%. At the same time, 13.1% more homes sold than a year earlier. More sales at a steady price tells me buyers were active. A median of 17 days is fast, and a ratio of 100.1% means the typical home sold right at asking, with a few above and a few below.

The ratio slipped by about 0.15 points from a year earlier, which is tiny. I wouldn't read that as buyers gaining the upper hand. It's more like the same market, with a little less pressure on price.

A landmark worth knowing: Mount Helix

Mount Helix is one of the places most people in La Mesa know right away, and its history is easy to look up. The Cultural Landscape Foundation says siblings Mary Yawkey White and Cyrus Carpenter Yawkey bought the property in 1923 and funded the park as a memorial to their mother. They hired architect Richard Requa and landscape architects Emerson Knight and Paul J. Holloway, and the park opened in 1925.

The park sits on a 1,370-foot peak on about six acres. It has a 35-foot stone cross that was part of Requa's design, and an amphitheater set into a natural dip on the eastern slope, with 41 rows of concrete seating leading down to a two-level stage. The same source says the State Emergency Relief Administration improved the park in 1933, and the Civilian Conservation Corps built hand-cut stone walls along the road during the Great Depression. San Diego County ran the park until the 1990s, when the Mount Helix Park Foundation took over.

There's also a local tradition people mention. An East County Californian article says the 100th Mt. Helix Sunrise Easter Service was held on April 20, 2025, and that the first one took place in 1917. The service starts at 6:30 a.m., with shuttles leaving from Grossmont High at 5 a.m. I'm sharing that as local history, since it's part of what the hill has meant to people here for over a century.

What hillside living can mean for a buyer

Homes near a peak or a slope can come with questions you don't get on flat ground. I'd ask about the following on any hillside home:

  • Retaining walls: who built them, when, and whether there are permits.
  • Drainage: where water goes during a heavy storm.
  • Insurance: ask an agent for a quote early, because hillside and brush areas can change what coverage costs.
  • Access: steep or narrow streets can matter for deliveries, parking and guests.

None of that is a reason to skip a hillside home. It's a reason to ask before you write an offer. I cover how to protect yourself during escrow in my guide to home buying contingencies in San Diego.

Comparing the two La Mesa ZIP codes

If you're deciding between 91941 and its neighbor, I put the numbers for La Mesa 91942 in a separate post. And in La Mesa 91941 vs. 91942, I explain how to compare the two without relying on a single median.

What these numbers can't tell you

A ZIP code median mixes houses, condos and townhomes. In a place with hills, view lots and flat lots side by side, the home you're looking at could sit far above or below the median. With 79 sales in a month, a few large sales can nudge the number. I'd look at recent sales of homes near the one you want before deciding what to offer.

This is not a guarantee

These figures describe one month. They don't predict what happens next, and they don't tell you what any one home is worth. Sales counts and days on market change from month to month.

My advice for San Diego buyers

  1. Have your financing ready before you tour, since the typical home sold in about two and a half weeks.
  2. Compare recent sales within a few blocks, not just the ZIP code median.
  3. On a hillside home, ask about walls, drainage and insurance before you offer.
  4. Visit at different times of day and drive the commute you'd really make.
