La Jolla Home Prices: What the Market Data Shows
La Jolla home prices look different depending on which number you read. At the time this article was written, Redfin reported a median sale price of $2,450,000 for August 2026, down 1.8% from a year earlier. Zillow put the typical La Jolla home value at $2,414,653 on August 31, 2026, up 5.7%. One goes down and one goes up, and both can be right.

Why one number is down and the other is up
Redfin's median sale price looks only at homes that closed. If more modest homes sold in a month, the median can slip, even when the market overall is steady. Zillow's typical home value is built from many homes, whether they sold or not, so it moves more smoothly. When the two disagree, I do not pick a winner. I treat it as a sign that La Jolla is a mixed market, where a lot depends on the exact home.
That is why I ask for sold comparisons before I talk price. Ask for recent sales of homes with a similar size, condition, lot and location. Home types can price very differently, so compare condos with condos, townhomes with townhomes and houses with houses. My guide on how much your home is worth in San Diego shows the same method from the seller's side.
Listing price is not sale price
Zillow showed a median list price of $2,848,000 on August 31, 2026, and a median sale price of $2,310,000 for July 31, 2026. It is tempting to subtract one from the other. Please do not. They cover different months and different groups of homes, so the gap does not tell you how much to offer. A better clue is the sale-to-list ratio. Redfin showed 97.4% for August, and Zillow's page showed a ratio of about 97.2% for July (0.972). Both point to homes selling a little under list price on average.
Redfin also reported that about 16.5% of La Jolla homes sold above list price, according to its August 2026 page. So some homes still draw strong offers. If that happens to you, read Coronado real estate: prices and what to know to see how I handle another high-priced market, and plan your walk-away number before you bid.
How much is for sale?
Zillow counted 200 homes for sale and 55 new listings on August 31, 2026. For a place as large and varied as La Jolla, that is not a lot of choice.
The City of San Diego's community profile says La Jolla is about 99% built out and that most new development is infill, meaning it happens on land that is already developed. The plan covers about 5,718 acres and was adopted on November 4, 2003. With little open land left, new homes may come from tear-downs and remodels, not new neighborhoods. That is the city's description, and the page is not dated, so check with the city for current rules before you plan a remodel. The profile also mentions an advisory board for the La Jolla Shores Planned District, so ask which rules apply to a specific address.
What to do with this data
- Pick a price range, then ask for sold homes in that range from the last six months.
- Compare the same home types. A condo and a house tell you different things. If you want a smaller coastal market to compare, see Del Mar real estate.
- Look at days on market. Redfin's 33 days and Zillow's 29 days to pending suggest a steady pace, not a frenzy.
- Ask about HOA dues and special assessments for condos and townhomes.
- Check your down payment plan. My guide on how much down payment you need in San Diego can help.
This is not a guarantee
Both sources update often, and the numbers above are a snapshot from late summer 2026. Redfin's page did not label the period for some of its shares and counts, so I used only the figures it labeled with a month. A median can also swing when few homes sell. I am a REALTOR, not an appraiser, so use sold comparisons and a lender's quote for your own decision.
My advice for San Diego buyers
- Read at least two sources before you trust a price number.
- Compare similar home types, sizes and conditions.
- Do not subtract list prices from sale prices across different months.
- Check city rules before you plan any remodel.
- Know your walk-away number before you tour.
