Coronado Real Estate: What $2.5 Million Gets You and What to Know

by Trevor Landress

Coronado real estate sits at the top of the San Diego County price range. At the time this article was written, Redfin reported a median sale price of $2,888,089 for August 2026, up 28.4% from a year earlier. Zillow put the typical Coronado home value at $2,559,053 on August 31, 2026, up 6.8%. The two numbers measure different things, and knowing the difference helps you set a smarter budget.

The short answer

  • At the time this article was written, Redfin showed a median sale price of $2,888,089 in Coronado for August 2026, based on 76 home sales.
  • Zillow's typical home value was $2,559,053 on August 31, 2026, up 6.8% from a year earlier.
  • With so few sales in a month, the median can jump around. Zillow's value moves more slowly.
  • My math, using Redfin's rounded price per square foot, puts $2.5 million at roughly 1,700 square feet.
  • Redfin called Coronado somewhat competitive, with the average home selling about 3% below list over the last three months.

Two ways to read Coronado prices

People often ask me for one number. In a small, high-priced area, one number can fool you. So I look at two sources side by side. Here is what each showed at the time this article was written.

Measure Figure Source and period
Median sale price $2,888,089 Redfin, August 2026
Change from a year earlier Up 28.4% Redfin, August 2026
Homes sold 76 (down 3.9%) Redfin, August 2026
Typical home value $2,559,053 Zillow, August 31, 2026
Change from a year earlier Up 6.8% Zillow, August 31, 2026
Median list price $2,893,833 Zillow, August 31, 2026
Median days to pending 46 Zillow, August 31, 2026

Why the two numbers do not match

Redfin's number is a median. That means half of the homes sold for more and half sold for less. When only 76 homes sell in a month, a few very high or very low sales can move that middle point a lot. A 28.4% jump in one year sounds dramatic, but it may say more about which homes sold than about the whole island.

Zillow's number is a typical home value for the area, built from many homes, not just the ones that sold. That is why it moves more slowly. The two figures are about $329,036 apart (my math). I treat them as a range, from roughly $2.5 million to $2.9 million, and I ask for recent sales of homes like the one I care about.

What $2.5 million gets you (my math)

Redfin's page showed a median price per square foot of about $1,500 for the last three months, up 16.6% from a year earlier. Divide $2.5 million by $1,500 and you get roughly 1,700 square feet. That is a rough guide only. Lot size, condition, view and location change the price a lot, so one home can cost far more or less per square foot than the median.

Now the payment. Say you put 20% down, which is $500,000. Your loan would be $2,000,000. At 7.40%, the average 30-year fixed rate Freddie Mac reported for October 8, 2026, the principal and interest payment would be about $13,848 a month (my calculation). That leaves out property taxes, insurance and any HOA dues. Loans this large can be priced differently from the average, so ask a lender for a real quote. How competitive is Coronado right now?

Redfin's August 2026 page showed homes selling for 97.1% of list price, up 0.5 points from a year earlier. About 17.6% of homes sold above list price, and the median home spent 48 days on the market, 11 fewer than a year before. About 31.1% of homes had a price drop.

Redfin gave Coronado a Compete Score of 46 out of 100, which it labels somewhat competitive. Over the last three months, the average home sold about 3% below list price and went pending in about 52 days. Hot homes sold near list price in about 21 days. In plain words, a well-priced home can move fast, while a home that misses the mark may sit. If you do land in a bidding situation, my guide to winning a multiple offer situation walks through a plan.

Questions to ask before you buy in Coronado

  • What did similar homes sell for in the last six months, and how close are they in size and condition?
  • What do the city's building and zoning rules say about remodels or additions? Coronado's website links to its Municipal Code and Building Services pages.
  • What will utilities cost? At the time this article was written, the city's website posted a notice about proposed wastewater rate increases for fiscal years 2027 to 2031.
  • If it is a condo, what do the HOA dues cover, and are there any planned special assessments?
  • What does homeowners insurance cost for this address? Get a quote before you remove your contingencies.
  • How does this price compare with Del Mar real estate, another small coastal market, or La Jolla home prices? A side-by-side view can keep you grounded.

This is not a guarantee

Prices, rates and sales numbers change every month, and a median based on 76 sales is only a snapshot. Redfin and Zillow measure things in their own ways. I am a REALTOR, not a lender, so ask a lender about your own rate and payment before you make an offer.

My advice for San Diego buyers

  1. Look at more than one price number, and ask for recent sales of similar homes.
  2. Set your budget on the monthly payment, not just the price.
  3. Get a real loan quote for a large loan before you tour.
  4. Check city rules for any remodel you have in mind.
  5. Plan for taxes, insurance and HOA dues on top of the payment.
